Design & Planning

STEP 03

Selections & Procurement

Finishes, fixtures, materials — locked in before construction starts. We guide you through the selection process with clear timelines so that nothing stalls the build waiting on a decision.

Selection schedule with deadlines, material lead times, and cost impacts of every choice — updated in real time.

STEP 04

Permitting

We handle the full permitting process — applications, plan reviews, revisions, approvals. For island and coastal builds, this includes navigating additional environmental and jurisdictional requirements.

STEP 05

Construction

This is where your client portal becomes your window into the build. From foundation to finish, you'll have complete visibility. We manage the subcontractors, inspections, material deliveries, and daily coordination. For complex sites like Daufuskie Island, that includes barge scheduling and logistics that most builders can't handle.

What you'll see:

Weekly photo updates, schedule tracking, budget status, and a full communication log. Everything. That's the point.

STEP 06

Walkthrough & Handover

Before you get the keys, we walk every inch of the home together. We document any punch list items and complete them before handover. You'll receive a full homeowner package — warranties, manuals, maintenance schedules, and as-built documentation.
